STEP 1 | Let’s learn about your goals
In this meeting, you have the floor, Amber’s goal is to learn more about you and your specific goals in real estate. We will talk about things like where you live now, financing options, timeline, and what specifically you are looking for in your next home.
STEP 2 | Research financing options
After our first meeting, it’s important to get your ducks in a row with your financing strategy. Amber will introduce you to Lenders who can help you determine your buying price range with confidence. Whether you are taking out a loan, paying in cash, or receiving gift funds, Amber and the Lender are equipped to advise you on the best strategy for you.
STEP 3 | Review the market & Amber’s process
In this meeting, we will review Amber’s Buyer Guide and discuss the current market environment so you’re prepared to be a successful buyer in the competitive Hawai’i market. Amber will set you up with a personalized property search, which gives you access to everything on the MLS, as well as our private LUVA listings.
STEP 4 | Time to tour properties!
Now the fun part — seeing homes! Amber will schedule private tours and she’ll discuss whether you can see yourself living there, what you liked, didn’t like, pros/cons to the neighboods, maintenance issues you wouldn’t expect and more.
STEP 5 | Purchase offer negotiations
When writing an offer with Amber, you will feel confident about the ins and outs of crafting a great offer. Each property and seller is unique: the way they priced the home, the seller’s needs, and the amount of interested buyers. Amber will advise you on pricing, contingencies, and negotiating strategies to give you the strongest chance of securing the home you want while protecting your best interests as the top priority.
STEP 6 | The escrow process & navigating contingencies
Once you open escrow, Amber will arrange all of the inspections, deposit the earnest money, and review all of the disclosure documents. If you are obtaining financing, you will work with the lender to approve your loan while they conduct an appraisal. If you are paying in cash, you will ensure your funds are liquid for settlement day. Amber will guide you every step of the way, from opening escrow through the final walkthrough and closing paperwork.
STEP 7 | Closing day! And what to expect afterward
Once we’ve approved the contingencies, transferred the funds, and signed the paperwork, the home will be transferred into your name, and we’ll start planning the housewarming party! Amber will provide resources for you as a new homeowner and will keep you updated on how your equity grows over time.
